Marketing the Rabia Al Madinah master plan
Overview

A 228-plot residential master plan in Madinah needed a marketing strategy that would sell every unit at prices reflecting the real value of each plot by its position within the plan. The challenge was not the quality of the plan but building a precise pricing map and a phased launch that would prevent price burn and keep sales momentum from the first plot to the last.

I built an individual pricing map for each of the 228 plots based on its exact position in the plan and the surrounding market data, then launched sales in phases instead of releasing every plot at once. The first phase targeted the strongest plots to set a high price reference in the market, and the following phases built on that reference. Outreach was direct to targeted investors rather than mass advertising, and I followed every deal from negotiation to the sale agreement.

Result:

The entire plan sold for more than SAR 151 million with no forced discounts at the end of the process. Data-driven pricing and a well-planned phased launch made sure every plot left at its true value.
